When should I replace my roof?

Of course we would all like our roofs to last 50 – 100 years but that is just not the case with our crazy climate here in the Stapleton area of Denver.  The lifespan of the average roof depends on its material. Asphalt shingles typically last up to 18 years, however that can be less here in Stapleton due to frequent hail storms and extremely dry climate.  Slate roofs have are known to have the longest lifespan of between 30 and 100 years, whilst wooden and metal roofs last up to 40 years. Whatever your roof is made of, it is vital that you are clued up on the indicators that say it’s time to upgrade with a roof repair or replacement and it is best to identify the right time when the repair or replacement should be done, it is better to assess the overall condition, so that early signs of damages can be identified to avoid huge expenses.  It can be tough to tell when it is time to replace your roof. Most homeowners in the Stapleton give serious thought to getting their roof repaired just prior to the winter months. If you have been thinking the same, do not put it off for yet another year thinking that there is not enough time for more problems to arise.
